For at hj\u00e6lpe alle, der overvejer at investere i bolig p\u00e5 Costa del Sol, har vi samlet et overblik over de g\u00e6ldende regler, s\u00e5 du ved, hvad du skal v\u00e6re opm\u00e6rksom p\u00e5.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4727cef elementor-widget__width-inherit elementor-widget elementor-widget-heading\" data-id=\"4727cef\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Administrative procedurer og gebyrer \u2013 ingen \u00e6ndringer<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b6bf3cd elementor-widget__width-inherit elementor-widget elementor-widget-heading\" data-id=\"b6bf3cd\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Golden Visa-programmet \u2013 afskaffet<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-69dc4f9 metrisch elementor-widget elementor-widget-text-editor\" data-id=\"69dc4f9\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Der er endnu ingen \u00e6ndringer i forhold til NIE (skatteidentifikationsnummer), omkostninger ved k\u00f8b, tinglysningsafgifter og l\u00f8bende skatteforpligtelser. F\u00f8lgende administrative regler og skatter g\u00e6lder stadig:<\/p><ul><li><strong>NIE-ans\u00f8gning<\/strong><br \/>Alle, der vil k\u00f8be bolig p\u00e5 Costa del Sol, skal f\u00f8rst ans\u00f8ge om et NIE-nummer, da det er n\u00f8dvendigt for alle \u00f8konomiske og juridiske transaktioner i Spanien. Det g\u00e6lder ikke kun ved k\u00f8b af bolig \u2013 du skal ogs\u00e5 bruge det til at \u00e5bne bankkonto, tilmelde forsyninger og betale skat. Det er en god id\u00e9 at s\u00f8ge i god tid, s\u00e5 du ikke risikerer at miste din dr\u00f8mmebolig i f.eks. Fuengirola, Benalm\u00e1dena eller Marbella, fordi du mangler papirarbejdet.<\/li><li><strong>Skat ved boligoverdragelse<\/strong><br \/>Uanset om du ejer et penthouse i Puerto Marina Benalm\u00e1dena eller en<a href=\"https:\/\/weberestates.com\/boliger\/?ref=&amp;location%5B%5D=La+Mairena&amp;property_types%5B%5D=2-2&amp;beds=&amp;min=0&amp;max=90000000\"> villa i La Mairena<\/a>, skal du tage h\u00f8jde for overdragelsesskat. For nybyggeri er momsen 10\u202f% og stempelafgiften 1,5\u202f%. For videresalgsejendomme betales der 7\u202f% ITP (i Andalusien, hvor Costa del Sol ligger). Hertil kommer notar, tinglysning og advokatomkostninger.\u00a0\u00a0<\/li><li><strong>\u00c5rlige skatter<\/strong><br \/>N\u00e5r du ejer en bolig i Spanien, skal du betale \u00e5rlige skatter som ejendomsskat og gebyr for affaldsindsamling. Hvis du udlejer boligen, skal du desuden betale skat af lejeindt\u00e6gterne, afh\u00e6ngig af din bop\u00e6lsstatus og hvordan boligen bruges.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-1aef41f metrisch elementor-widget elementor-widget-text-editor\" data-id=\"1aef41f\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Det spanske Golden Visa-program blev officielt afskaffet den 3. april 2025. Ordningen gav ikke-EU-borgere, som investerede mindst \u20ac500.000 i bolig (eller erhverv), mulighed for at opn\u00e5 opholdstilladelse. Afskaffelsen skal im\u00f8dekomme den aktuelle boligkrise i Spanien.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0947723 elementor-widget__width-inherit elementor-widget elementor-widget-heading\" data-id=\"0947723\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Digital Nomad-visum \u2013 u\u00e6ndret<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-08540ad metrisch elementor-widget elementor-widget-text-editor\" data-id=\"08540ad\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Heldigvis findes der stadig muligheder for ikke-EU-borgere, der \u00f8nsker at bo i Spanien. <a href=\"https:\/\/www.exteriores.gob.es\/Consulados\/londres\/en\/ServiciosConsulares\/Paginas\/Consular\/Digital-Nomad-Visa.aspx\" target=\"_blank\" rel=\"noopener\">Digital Nomad-visummet<\/a> er fortsat aktivt og giver personer mulighed for at have fjernarbejde i Spanien. Det giver ikke permanent ophold, men tillader ophold i flere \u00e5r, s\u00e5 l\u00e6nge minimumsindkomsten overholdes \u2013 ogs\u00e5 for den n\u00e6rmeste familie.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b554199 elementor-widget__width-inherit elementor-widget elementor-widget-heading\" data-id=\"b554199\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Foresl\u00e5et forbud mod ejendomsk\u00f8b for ikke-EU-borgere - Lovforslag<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-15f7ec0 metrisch elementor-widget elementor-widget-text-editor\" data-id=\"15f7ec0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>I januar 2025 fremsatte den spanske regering et forslag om at forbyde ikke-EU-borgere at k\u00f8be ejendom i Spanien, medmindre de har familie bosat i landet. Form\u00e5let er at forhindre udenlandske spekulanter i at k\u00f8be boliger p\u00e5 Costa del Sol (og andre popul\u00e6re omr\u00e5der i Spanien) for at opn\u00e5 profit. Dette initiativ er en del af en bredere r\u00e6kke tiltag, der er blevet foresl\u00e5et som en l\u00f8sning p\u00e5 boligmanglen. Det er dog endnu uklart, om forslaget bliver vedtaget som lov.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-47b1a91 elementor-widget__width-inherit elementor-widget elementor-widget-heading\" data-id=\"47b1a91\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Foresl\u00e5et 100\u202f% ejendomsskat for ikke-EU-borgere - Lovforslag<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8e3f70e metrisch elementor-widget elementor-widget-text-editor\" data-id=\"8e3f70e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>M\u00e5ske det mest kontroversielle forslag (foresl\u00e5et af Pedro S\u00e1nchez) er forslaget om 100\u202f% ejendomsskat p\u00e5 alle boligk\u00f8b i Spanien foretaget af ikke-EU-borgere. Det betyder, at boligpriserne reelt fordobles for personer, der bor uden for EU. Igen er dette et tiltag, der skal g\u00f8re boliger mere tilg\u00e6ngelige for spaniere frem for velhavende internationale k\u00f8bere. Det er vigtigt at understrege, at forslaget endnu ikke er vedtaget i parlamentet \u2013 s\u00e5 f\u00f8lg med!<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-5cabe09 elementor-widget__width-inherit elementor-widget elementor-widget-heading\" data-id=\"5cabe09\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Udlejningsreformer \u2013 ny lov<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-158a7ce metrisch elementor-widget elementor-widget-text-editor\" data-id=\"158a7ce\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Regeringen har annonceret en r\u00e6kke reformer vedr\u00f8rende udlejere og lejere i Spanien. Kort fortalt giver de nye regler \u2013 som skal beskytte &#8220;s\u00e5rbare lejere&#8221; \u2013 lejere ret til at blive boende, selv efter at lejekontrakten er udl\u00f8bet (hvis kontrakten er underskrevet efter marts 2019). Hvis lejeren \u00f8nsker det, forl\u00e6nges kontrakten automatisk med op til 5 til 7 \u00e5r, afh\u00e6ngigt af om udlejeren er en privatperson eller et selskab. Den fulde betydning af de mulige konsekvenser kan l\u00e6ses i denne artikel i <a href=\"https:\/\/euroweeklynews.com\/2025\/05\/06\/spain-changes-rental-rules-and-landlords-are-not-happy\/\" target=\"_blank\" rel=\"noopener\">Euro Weekly News.<\/a><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-ed01bc1 elementor-widget__width-inherit elementor-widget elementor-widget-heading\" data-id=\"ed01bc1\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Energikrav \u2013 ny lov<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-5fdee11 metrisch elementor-widget elementor-widget-text-editor\" data-id=\"5fdee11\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Der er kommet en ny bestemmelse, som tr\u00e6der i kraft i 2030, og som vil p\u00e5virke alle boligejere, der planl\u00e6gger at udleje eller s\u00e6lge deres bolig. For lovligt at kunne s\u00e6tte boligen til salg eller leje efter den 1. januar 2030, skal boligen opfylde fastsatte <a href=\"https:\/\/euroweeklynews.com\/2025\/04\/23\/planning-to-sell-your-home-in-spain-this-rule-changes-everything\/\" target=\"_blank\" rel=\"noopener\">energikrav<\/a> og have mindst energim\u00e6rke E.
